Plan 35041R is a 3-bedroom single-story house plan that fits a complete family home into 1106 ft² under a simple gable roof with a 7/12 (30°) pitch. Its character is modern farmhouse at heart, softened by bungalow proportions and contemporary, European and transitional details, with exterior walls finished in wood and stucco. The house measures 43'6" wide and 27'1" deep, with a height of 18'8", and the ridge runs parallel to the street, so the facade reads as calm, low and balanced.
The front door opens into a defined entry, a useful buffer where coats and boots stay out of the living space. Beyond it, an open floor plan joins the large family room, the dining area and the kitchen into one generous room. Floor-to-ceiling windows and other large windows bring daylight deep into the plan, and on winter evenings the family room becomes the natural gathering place. The kitchen is built for daily routine: a breakfast bar for quick meals and conversation with the cook, a breakfast nook brightened by a corner window, and a walk-in pantry that keeps supplies organized and counters clear. A home office gives remote work or homework a quiet, separate address.
The three bedrooms are clustered together, keeping the sleeping area compact and away from the open living zone. The master suite sits on the main floor, as does everything else in this one-level home, so there are no stairs to manage now or in later years. Two full bathrooms serve the bedrooms, which makes busy mornings easier for a family or for overnight guests. A utility room holds the mechanical equipment and household chores in one practical place.
The house stands on strip footings, and a slab foundation is also available on request. The exterior walls are built of aerated concrete block, with ceramic clay block or wood framing offered as alternatives. This plan has no garage and no basement, which keeps the footprint simple and the construction straightforward. A deck extends the living space outdoors, a fine spot for morning coffee or summer dinners right off the main rooms.
