This house plan can be modified to fit your family’s lifestyle and your lot’s specifics.
You have two options for modifying this house plan:
1. Order modifications from the original architect. Purchase the modified Digital Concept and send it to your local architect to prepare the Construction Documents.
2. Work with your local architect. Purchase the original Digital Concept without modifications, then ask your local architect to make the changes and prepare the Construction Documents.
Plan 78452R is a 4-bedroom 2-story house plan with 1818 ft² of living space, a European design with a traditional character beneath a steep gable roof pitched at 12/12 (45°). The walls are finished in stucco, and the ridge runs perpendicular to the street, so this narrow house shows a tall, well-proportioned gable to the front. The outline measures 27'7" wide and 46'9" deep, with a height of 27'7". Skylights set into the roof bring daylight into the rooms under the slopes, which makes the most of the generous pitch.
Past the entry, the main floor opens into an open floor plan where the large family room and the large kitchen share one continuous space. A fireplace anchors the family room, and above it the ceiling is open to below, so the room rises through both stories and connects the two levels. Floor-to-ceiling windows and other large windows let light fall deep into the house, a pleasure on short winter afternoons. The kitchen is built for real cooking and gathering, with an island at its center and a walk-in pantry that keeps groceries and small appliances out of sight. A home office gives a quiet place to work or study away from the bustle of the living area.
The second floor master suite includes a walk-in closet, and the split bedrooms layout separates it from the other three bedrooms for more privacy. Two full bathrooms serve the household. Laundry on the second floor puts the washer and dryer right where the clothes are, sparing trips up and down the stairs. A utility room and dedicated storage handle the mechanical equipment and everyday clutter, so the living spaces stay calm and uncluttered.
The house stands on strip footings and has no basement; it is also available with a slab foundation on request. The exterior walls are framed in aerated concrete, and the plan is also available with clay block or wood frame walls. A one-car attached garage with front entry has space upstairs above it, adding useful room to the home. A deck extends the living area outdoors for summer meals, while a balcony on the upper level offers a private spot for morning coffee.
