What's Included?
What Does Your House Plan Include?
The contents of house plan sets vary depending on the architect, home design, and country for which the plans are prepared.
Plansplace does not establish a universal set of required construction drawings for Digital and Printed Plan Sets. Each Seller independently determines the scope of their documentation and is required to provide a detailed list of included drawings before publishing a house plan.
Where Can I Find the List of Drawings?
On every house plan page, open the What's Included? tab next to About this plan.
This section provides a detailed list of drawings included in the house plan set offered by the Seller.
If the Seller offers house plans for multiple countries, you can select a country to view the corresponding list of drawings.
If your country is not listed, we recommend contacting the Seller through Chats to ask whether a house plan set can be prepared for your location.
Can I Review Sample Construction Drawings Before Buying?
Yes. Sellers may provide a downloadable sample of their house plan documentation, usually in PDF format.
If no sample is available on the house plan page, you can contact the Seller through Chats and request one before purchasing. The Seller may share the sample through Chats or by email.
We recommend sharing the sample with your local architect, structural engineer, or home builder to evaluate the scope, quality, and suitability of the documentation for your construction project.
Digital Concept vs. Ready-to-Build House Plans
Digital Concept
A Digital Concept is an architectural house design intended for further development into a complete set of construction drawings by qualified professionals.
Digital Concepts are particularly useful when you find a house design you like from an architect in another country.
If you plan to build a house in your own country using a design created by a foreign architect, we recommend considering a Digital Concept rather than purchasing a complete construction plan set prepared for another country.
You can purchase the Digital Concept and provide it to your local architect or another qualified professional, who can develop the construction documentation according to the building codes, regulations, and technical standards applicable in your country, state, or municipality.
If you are purchasing a complete construction plan set directly from an architect who already provides documentation for your country, you generally do not need to purchase the Digital Concept separately.
Similarly, if you prefer to have another architect prepare the construction documentation, you can purchase the Digital Concept and provide it to that professional as the starting point for the project.
Every Digital Concept must include, at minimum:
- Dimensioned floor plans showing room areas.
- Exterior elevations of the house.
These are the minimum requirements established by Plansplace. Sellers may include additional drawings, such as roof plans, window schedules, or other architectural details at their discretion.
A Digital Concept is not a complete construction plan set and must not be used directly for construction or permit applications. Additional professional design and technical documentation will be required before construction.
Ready-to-Build House Plans
Ready-to-Build House Plans are offered with construction drawings prepared by the Seller for a specific country or market.
However, Ready-to-Build does not automatically mean that the drawings are ready for permitting or construction on every individual building site.
Depending on your location and site conditions, additional professional review, engineering calculations, approvals, or modifications may be necessary.
Will My House Plan Need Local Adaptation?
A house plan may require adaptation to the specific conditions of your building site and the requirements of your local building authority.
Depending on your location, this may include:
- Positioning the house on your lot and preparing a site plan.
- Reviewing or modifying the foundation design based on soil conditions.
- Checking structural elements and roof framing for local snow, wind, or seismic loads.
- Verifying compliance with local building codes, zoning regulations, setbacks, and permitting requirements.
- Obtaining additional engineering drawings, professional stamps, or approvals.
Before purchasing, we recommend checking local requirements with your building authority, architect, or qualified engineer.
You can then share these requirements with the Seller and ask whether they can provide the necessary documentation or modifications.
If the Seller cannot provide them, you may need to engage qualified local professionals after purchasing the house plan to prepare or adapt the documentation according to your local requirements.
Digital or Printed Plan Sets
Plansplace allows Sellers to offer Digital Plan Sets, Printed Plan Sets, or both.
Each Seller independently determines which formats are available, what files or printed drawings are included, and any applicable preparation or delivery conditions.
Always review the available options and the list of included drawings before purchasing.
Need more information? Contact the Seller through Chats to clarify the contents of the house plan set, request sample drawings, or discuss your project's local requirements.
