Plan 35091R is a 4-bedroom 2-story house plan that brings Cottage charm together with European and Greek Revival detailing, offering 1820 ft² beneath a steep 10/12 (40°) gable roof accented with dormers and skylights. Wood and stucco dress the exterior walls of this traditional single-family home, and the roof ridge runs parallel to the street, giving the facade a calm, balanced profile. The house measures 41'8" wide and 27'7" deep, with a height of 26'2".
A classic portico shelters the front door and opens into a proper entry, so coats and boots stay out of the main rooms. The closed floor plan gives every room its own purpose. On the ground floor, the large family room is the center of daily life, anchored by a fireplace that draws everyone together on winter evenings. The kitchen stands as a separate room, keeping cooking noise and aromas apart from the living area, and its breakfast nook is ready for quick morning coffee or homework after school. A bay window adds depth and character to the elevation.
Upstairs, the second floor master shares the level with the other bedrooms, which are clustered close together so parents stay within easy reach of the children. Two full bathrooms serve the household. The laundry is also on the second floor, right where clothes and linens are used, so baskets never have to travel up and down the stairs. Dormers and skylights bring daylight into the upper floor, while a utility room and dedicated storage keep mechanical equipment and seasonal belongings neatly out of sight.
The attached one-car garage has a front entry and space above it, adding valuable room without enlarging the footprint. Out back, a deck extends living outdoors for summer meals, and a balcony offers a private spot to step out from the upper level. The house has no basement and stands on strip footings, with a slab foundation also available on request. The walls are designed in clay block masonry, and the plan can also be prepared for aerated concrete or wood frame construction.
