Plan 60858R is a 4-bedroom 2-story house plan of 1686 ft² that brings together European, Traditional and Transitional character beneath a steep gable roof with a 10/12 (40°) pitch, its ridge set parallel to the street. Stone/brick veneer and stucco give the facade a refined, lasting look, while a skylight draws daylight in from above. The house measures 39'0" wide and 33'8" deep, with a height of 25'9", a footprint that holds a full family home without wasted space.
The main floor follows a closed floor plan, so every room keeps its own shape and purpose. A proper entry receives guests before they step into the large family room, the heart of the ground floor, where a fireplace anchors the seating area and makes this a house plan with fireplace warmth on long winter evenings. The kitchen is built for everyday cooking and gathering: a walk-in pantry keeps supplies out of sight, a breakfast bar invites quick meals and conversation, and the breakfast nook is lit by a corner window that frames the morning from two directions.
All the private rooms are upstairs. The second-floor master bedroom sits with the other bedrooms clustered around it, which keeps parents close to the children and the household on one level at night. One full bathroom and a half bath serve the family. The laundry is on the second floor as well, right where clothes and linens are used, so no baskets travel up and down the stairs. A utility room and dedicated storage handle the practical side of the house.
Outside, a covered front porch welcomes visitors, and a covered rear porch together with a deck extends living into the open air. The front-entry, 1-car garage comes with space upstairs, a flexible bonus area above the parking bay. The house has no basement and rests on strip footings, and it is also available with a slab foundation. The exterior walls are built of aerated concrete block, with clay block or wood frame construction available on request.
