Plan 13485R is a 4-bedroom two-story house plan with 1551 ft² of living space, drawn in a European and Traditional style beneath a hip and valley roof with a 10/12 (40°) pitch. The T-shaped single-family home is finished in stucco and measures 38'7" wide and 31'1" deep, with a height of 25'3". The main exterior walls are designed in aerated concrete, and the plan is also available with clay block or wood frame walls. The T shape gives the facade depth and rhythm, so the house reads as calm, classic and well proportioned.
A proper entry receives guests and keeps coats and boots out of the living areas. This is a closed floor plan, a layout for families who like each room to have its own purpose and its own quiet. The large family room is the heart of the ground floor, and a fireplace makes it the natural place to gather when winter evenings come early. The kitchen stands as a separate room with a breakfast nook, so everyday meals and the first coffee of the morning happen right where they are prepared, while cooking sounds and smells stay away from the family room.
The master bedroom is on the second floor, and the bedrooms are clustered together, which keeps the whole family close and the night zone compact. A Jack & Jill bath connects two of the bedrooms, giving each direct access without stepping into the hall, and a second full bathroom completes the 4 bedroom, 2 bathroom arrangement. A walk-in closet adds generous wardrobe space in the bedroom zone. On the practical side, the laundry is set in the utility room, and a separate storage room takes care of seasonal items, sports gear and everything that should not live in the bedrooms.
This house plan with basement stands on strip footings, and a slab foundation is also available on request. The attached one-car garage has a front entry and sits within the footprint with the upper floor above it, which makes efficient use of the volume of the house. Outside, a deck extends the living space for summer meals and long afternoons, and a balcony gives the upstairs its own spot for fresh air. With its stucco walls, steep hipped roofline, fireplace and 4 bedrooms over two stories, this 4-bedroom two-story house plan offers a timeless, comfortable home for year-round family life.
