This house plan can be modified to fit your family’s lifestyle and your lot’s specifics.
Plan 65832R is a 2-bedroom 3-story house plan with 1216 ft² of living space, a gable roof and siding walls, shaped in a Modern Mountain spirit with Scandinavian, Northwest and Contemporary touches. Its compact footprint, 38'0" wide and 32'0" deep, follows the carriage tradition of living above the garage, and its clean, minimalist lines let the generous glazing set the character of the house.
This is a reverse living house plan: the main living spaces sit on the upper level, where the views and the light are best. An open floor plan joins the living area, the dining space and the kitchen under vaulted ceilings, while window walls, large windows and floor-to-ceiling windows bring the outdoors into every corner. The front kitchen is set up for real cooking, with a walk-in pantry that keeps supplies out of sight and a breakfast nook for slow mornings and quick coffees. A balcony extends the living area outside, a natural place to end the day.
The two bedrooms are clustered together, which keeps the private rooms in one quiet zone apart from the living level. Two full bathrooms serve the household and guests comfortably. The laundry is on the second floor, so clothes and linens never travel far, and a separate utility room keeps the mechanical systems and household equipment organized.
At ground level, a front-entry, drive-under garage for 3 cars gives room for vehicles, gear and storage, with the home rising above it. A wraparound porch, a covered front porch and a covered side porch offer sheltered outdoor space on more than one side of the house. The foundation is built as shown on the plans, and the design is also available with a crawl space, a slab, a monolithic slab, a stem wall or a basement. The exterior walls are framed as shown, with 2×6 exterior walls available on request.
