This house plan can be modified to fit your family’s lifestyle and your lot’s specifics.
Plan 72099R is a 4-bedroom 2-story house plan with 3847 ft² of living space, wrapped in brick and shaped by English Tudor character. A layered roofline of gables, hip and valley sections and dormers gives the exterior real depth, while the inside follows an open floor plan built around the way an American family lives day to day. The house measures 66'8" wide and 57'2" deep, with four full bathrooms and a half bath.
The large family room is the center of the home. Its fireplace anchors the space, and the room is open to below, so the ceiling rises the full two stories and large windows draw daylight deep into the floor plan. The kitchen sits at the center and toward the rear of the house, generous in size and organized around an island with a breakfast bar. A breakfast nook offers a relaxed spot for morning coffee, and a walk-in pantry keeps groceries and small appliances out of sight. Because the kitchen and family room flow together, whoever is cooking stays part of the conversation.
The master suite is on the main floor, and a split bedroom layout keeps it away from the other three bedrooms for quiet and privacy. It includes a walk-in closet and direct access to the laundry, a rare convenience that saves countless trips with baskets. A second laundry on the upper floor serves the rooms there, so this 4 bedroom house plan has laundry on both levels. A game room and a bonus/flex room add space for movie nights, hobbies, a home office or guests, and a mudroom by the entry catches coats, boots and backpacks before they reach the living areas.
Outside, the two-car garage has courtyard entry, which keeps the doors off the main view of the brick facade, and a space upstairs that can grow with the family. A covered rear porch extends the living room outdoors for summer dinners and quiet evenings. The house has no basement and is built on the foundation as shown in the drawings; crawl space, slab, monolithic slab, stem wall and basement foundations are also available on request, as are 2×6 exterior walls.
