This house plan can be modified to fit your family’s lifestyle and your lot’s specifics.
Plan 85789R is a 3-bedroom coastal house plan that rises four stories under a hip-and-valley roof with dormers. Spread across 4077 ft², this elevated beach-style single-family home measures 50'6" wide and 61'6" deep, with siding on the exterior walls and the relaxed character of American shoreline architecture. The narrow, vertical form gives each level its own outlook, and an elevator connects all four floors so the height never feels like a climb.
The layout follows the reverse living idea, placing the main gathering spaces upstairs where the views and the light are best. Floor-to-ceiling windows open the large family room to the outdoors, and the open floor plan flows straight into a large center kitchen. An island, a breakfast bar and a breakfast nook give everyone a place to sit, from quick weekday breakfasts to long weekend dinners, while a walk-in pantry keeps supplies close but out of sight. A home office offers a quiet room with a door to close, and a bonus/flex room can serve as a playroom, a gym or a guest den as the family changes.
The bedrooms follow a split arrangement. The master suite sits on the second floor with its own walk-in closet, set apart from the two secondary bedrooms, which share a Jack & Jill bath. With 3 full bathrooms and 3 half baths, there is a powder room within easy reach on every level. Practical spaces are generous: laundry on the main floor, a mudroom by the entry for shoes and jackets, plenty of storage and a workshop for tools and hobbies.
Outside, porches define this 4 story house plan. A wraparound porch joins covered front, side and rear porches, stacked porches repeat the outdoor living on the upper level, and a screened porch makes warm evenings comfortable. A balcony adds one more private spot for morning coffee. The 2-car drive-under garage with front entry sits beneath the living levels, with rooms directly above it. The house stands on the foundation as shown in the plans, without a basement, and is also available with a crawl space, slab, monolithic slab, stem wall or basement foundation. Exterior walls are framed as shown, and 2x6 exterior walls are available on request.
