Plan 78787R is a 4-bedroom 3-story house plan in a coastal style, offering 2120 ft² under a hip roof, with siding on the exterior walls. Drawing on beach and American traditions, this single-family home measures 34'0" wide and 42'5" deep and stacks its rooms vertically, so the most-used spaces sit well above street level. It has three full bathrooms and one half bath.
The layout follows the reverse living idea: instead of greeting you at the entry, the open floor plan is placed upstairs. A large family room flows directly into the kitchen, which sits at the front of the house, so whoever is cooking stays part of the conversation. The kitchen is built for real daily use, with a central island, a breakfast bar for quick meals, a breakfast nook for slower weekend mornings and a walk-in pantry that keeps supplies out of sight. Bringing the shared rooms up high keeps them apart from the garage and the comings and goings at the door, and the family can spend the whole day together in one generous space.
The four bedrooms follow a split bedroom arrangement, which gives the master suite real privacy from the secondary rooms. The master is on the second floor and includes a walk-in closet, and the laundry room is on the same floor, so clean clothes go from the dryer to the closet without a trip down the stairs. Three full bathrooms serve the bedrooms, and a half bath is ready for guests, which makes this a comfortable 3.5-bath house plan for a family with children or frequent visitors.
At ground level, a front-entry drive-under garage holds two cars and is tucked into the base of the house, with living space built above it. A covered front porch welcomes visitors, and a deck adds room for grilling and long summer dinners outdoors. The house has no basement and is drawn on the foundation as shown in the plans; it is also available on request with a crawl space, slab, monolithic slab, stem wall or basement foundation. The exterior walls are framed as shown, and 2×6 exterior walls are offered as an option.
