Plan 11223C is a 3-bedroom single-story house plan with 2408 ft² of living space: a modern Prairie home under a low hip and valley roof with a 4/12 pitch, its exterior finished in tiles. The design draws on California Style, Florida Style and contemporary architecture, and its U-shaped, H-shaped footprint with a courtyard gives this luxury one-level home a calm, horizontal silhouette. The house is 68'9" wide and 68'6" deep, with a height of 22'3".
You arrive through a defined entry, and from there a closed floor plan gives each room its own purpose instead of one shared open space. The large family room is built around a fireplace, the natural gathering spot on winter evenings. Floor-to-ceiling windows, a corner window and large windows bring generous daylight into the living areas. The large kitchen is a real working room, with an island for preparing meals, a walk-in pantry for bulk storage and a breakfast nook for quick mornings before school and work. Because the kitchen is separated from the family room, pots and cooking smells stay out of view when guests are sitting by the fire.
The three bedrooms are clustered together, which keeps the sleeping area in one quiet zone. The main floor master comes with a walk-in closet, and three full bathrooms mean family members and overnight guests never have to wait their turn. A utility room keeps household equipment and everyday chores away from the living spaces. With every room on a single level and no stairs to climb, the home works just as well for a young family as for years of comfortable living later on.
The house stands on strip footings and has no basement; it is also available with a slab or a concrete block foundation. The exterior walls are framed in aerated concrete, with clay block or calcium silicate block available on request. A one-car carport shelters the vehicle near the house, and a covered rear porch offers a shaded place for summer dinners and quiet afternoons outdoors. Together with the courtyard and the tall glazing, it makes this house plan with fireplace a home that lives as much outside as in.
