Plan 28123C is a 3-bedroom modern house plan of 2331 ft², set under a flat roof and organized as a U-shaped and H-shaped composition of wings. Its Contemporary and European character is sharpened by High-tech detailing, and the low, horizontal volume measures 65'8" wide and 55'8" deep, rising only 14'1" in height. The exterior walls combine wood, stucco and flexible ceramic, and the wall framing is aerated concrete, also available in clay hollow block or sand-lime block.
The entry opens into an open floor plan where the large family room, the dining area and the kitchen share one generous space. A fireplace anchors the family room, which makes this a house plan with fireplace that suits long winter evenings without losing its modern lines. Floor-to-ceiling windows and a corner window bring daylight deep into the room and frame the garden. The large kitchen is planned for real cooking and everyday gatherings: a central island gives prep space and casual seating, a walk-in pantry keeps supplies out of sight, and a breakfast nook offers a quieter spot for morning coffee.
The bedrooms are clustered in their own wing, away from the living zone. The master suite sits on the main floor and comes with a walk-in closet and its own full bathroom. With three full bathrooms in total, each part of the house has convenient access, and guests or older children enjoy real privacy. A separate utility room keeps the mechanical equipment and household chores apart from the living spaces.
The house is built without a basement on strip footings, and it is also available with a slab or a concrete block foundation. No garage is included, which keeps the footprint focused on living space. A covered rear porch extends the family room outdoors, giving a sheltered place for summer meals and quiet afternoons, while large windows throughout keep the interior bright and connected to the surroundings. This flat roof house plan suits a family that wants clean architecture and an easy, practical layout.
