Plan 44407C is a 3-bedroom 3-story house plan that blends contemporary lines with European proportions and modern detailing. It offers 1903 ft² of living space under a hip and valley roof with a 5/12 pitch. Stucco and wood share the facades, and large windows, some of them floor-to-ceiling, let daylight reach deep into the rooms. This single-family home measures 53'4" wide and 41'2" deep, with a height of 27'6", and its rooms are spread over three levels without a basement.
The front door opens into a proper entry that keeps coats and shoes out of the living area. Beyond it, an open floor plan joins the kitchen with a large family room, where a fireplace gives the space a natural center on winter evenings. The kitchen works hard for its size. A walk-in pantry holds groceries and small appliances out of sight, and the breakfast nook sits beside a corner window, a bright spot for weekday breakfasts and homework. Because the kitchen, nook and family room flow together, whoever is cooking stays part of the conversation.
The bedrooms are clustered together for a quiet, private sleeping zone, and the master suite is on the second floor, with its own walk-in closet. Three full bathrooms and no half baths mean every bathroom has full fixtures, which helps on busy mornings and when guests stay over. A utility room and a separate storage room keep laundry, cleaning supplies and seasonal items organized, so the main rooms stay uncluttered.
The house stands on strip footings and is also available with a slab or a concrete block foundation. The exterior walls are framed in autoclaved aerated concrete, and clay block or sand-lime block framing is available on request. A one-car carport shelters the family vehicle, and a covered rear porch extends the living space outdoors for summer dinners in the shade. Upstairs, a balcony adds a private place for fresh air. With its fireplace, open layout and generous glazing, this modern house plan suits a family that wants clean design and comfortable everyday living.
