Plan 50448R is a 3-bedroom 3-story house plan with 1669 ft² of living space, a European and Traditional single family home under a low shed roof with a 2/12 (9.5°) pitch. Stone/brick veneer and stucco on the exterior walls give the facade a refined, layered look, and the house measures 53'4" wide, 43'6" deep and 26'5" high. Inside, the 3 bedrooms, the full bathroom and the half bathroom are spread across three levels.
The entry opens to a closed floor plan, where each room has its own walls and purpose, which keeps sound and cooking smells in their place. The family room is built around a fireplace, a warm spot on winter evenings. The large kitchen is the working center of the home: a walk-in pantry keeps supplies close, a breakfast bar handles quick meals and homework, and a breakfast nook gives the family a relaxed table for slow weekend mornings. A home office offers a quiet place to work away from the daily traffic of the house.
The bedrooms are clustered, so parents and children stay close to one another. The second floor master includes a walk-in closet, and the full bathroom and the half bathroom serve the household and guests. Laundry on the main floor saves trips up and down the stairs, and the laundry room works together with the utility room and the storage space to keep everyday tasks organized and out of sight.
The house stands on a bored pile foundation and is also available with a slab, a strip foundation or a block foundation. The main exterior wall framing is silicate block, with aerated concrete, ceramic blocks or wood framing available on request. The attached 2-car garage has a front entry, so you can step from the car straight into the house. At the back, a covered rear porch extends the living space outdoors, a sheltered place for summer dinners and a quiet coffee in the rain.
