Plan 45195C is a 3-bedroom, 3-story house plan that blends Contemporary and European lines into a modern single-family home of 2695 ft², crowned by a hip & valley roof with a 5/12 pitch. The facade pairs smooth stucco with wood and flexible ceramic, so clean planes gain warmth and texture. The house measures 59'8" wide and 49'4" deep, with a height of 32'0". Its exterior walls are framed in autoclaved aerated concrete, and clay block or sand-lime block framing is also available on request.
The heart of the home is an open floor plan where a large family room and a large kitchen share one generous space. The kitchen is designed for daily family life: an island for prep work, a breakfast bar for quick meals and homework, and a breakfast nook beside a corner window that brings in light from two directions. A walk-in pantry keeps groceries and small appliances out of sight, so the open layout stays uncluttered. Large windows and floor-to-ceiling windows connect the living areas to the outdoors, and a bay window creates a bright alcove for a reading chair or a small table. On a winter afternoon the light reaches well into the room.
The three bedrooms are clustered together, which keeps the private part of the house quiet and makes it easy for parents to stay close to the children at night. The master suite is on the second floor and has its own walk-in closet. Three full bathrooms spare the family a morning queue and give guests real comfort. A home office offers a separate room with a door for video calls and paperwork, and a utility room handles the mechanical systems and everyday chores away from the living spaces.
Outside, a portico frames the front entry, and a covered front porch offers a sheltered place to greet visitors. At the back, a covered rear porch extends the living space for long summer evenings. The attached 2-car garage has a front entry, providing direct access to the house in any weather. The home is designed without a basement and stands on strip footings, with a slab foundation or a block foundation also available on request.
