Plan 45898R is a 3-bedroom 2-story house plan with 1448 ft² of living space under a steep gable roof pitched at 11/12 (42°), drawn in a European spirit with traditional and transitional touches. The ridge runs parallel to the street, dormers give the roofline rhythm, and a skylight brings in light from above. Smooth stucco covers the exterior walls of this single-family home, which measures 43'0" wide and 31'7" deep and rises 27'0" high.
A proper entry receives guests and keeps coats and shoes away from the living rooms. The layout is a closed floor plan, so every room has its own walls and its own character, and conversation in one never competes with the dishes in another. The large family room is the heart of the house, built around a fireplace and opened to the outdoors by large windows and floor-to-ceiling windows. On winter evenings it is the room everyone gathers in. The kitchen is practical in a quiet way: a walk-in pantry holds groceries and small appliances, and a breakfast nook beside a corner window makes a bright spot for morning coffee. A bay window adds depth and light to the interior, and a home office gives remote work or the household paperwork a room with a door that closes.
The three bedrooms are clustered together upstairs, with the master suite on the second floor, close to the children's rooms rather than across the house. Two full bathrooms serve the family, so mornings run without a queue. A balcony gives the upper level its own outdoor corner, and a utility room keeps laundry and household equipment out of sight.
Outside, the house plan with fireplace also offers a one-car attached garage with front entry, a deck for summer meals, and a rooftop deck over the garage for an extra open-air retreat. There is no basement: the house stands on a strip footing foundation, with a slab foundation also available on request. The exterior walls are designed in autoclaved aerated concrete, and clay block or wood frame construction can be chosen instead.
